Affordable Housing Preservation: Acquisition and recapitalization of existing affordable communities, including properties with expiring affordability restrictions, project-based rental assistance, or opportunities for long-term preservation.

Tax-Exempt Bonds: Structuring acquisitions and recapitalizations utilizing tax-exempt private activity bonds, 501(c)(3) bond structures, and other municipal financing programs where appropriate. These strategies can provide attractive long-term financing while establishing or preserving affordability.
